Selling Sunset season 9 is back on the screens, with the new show releasing on Netflix on October 29, 2025. For weeks now, the show’s stars have been teasing about “explosive” and “out-of-control” drama, and the new season has not disappointed.
If there is one thing Selling Sunset is famous for, it is the intense drama and rivalries between The Oppenheimer Group real estate agents. Past seasons have included on-air clashes amongst cast members, social media drama, and even a dramatic dog funeral.

Season 9 of Selling Sunset does not disappoint, with old and new drama, new faces joining The O Group, and, as usual, lots of high-stakes real estate listings. Below is everything you can expect from the new season of the show:

What to expect from the Selling Sunset season 9 plot?
Selling Sunset season 9 is full of drama with old and new rivalries from some of the returning cast members. The show also has plenty of new tension centered around some of the newcomers.
Below is a look at some of the major storylines of the show’s new season.
Drama and in-office fighting
If there is something you can count on Selling Sunset not to lack, it is drama and in-office fighting. Below is a look at some of the major dramas and feuds in season 9 of the show:
Chrishell Vs. Nicole
Chrishell and Nicole have been feuding since season 6, when Nicole accused Chrishell of failing to give her credit for a deal they had worked on together. Later in the season, Chrishell accused Nicole of being on drugs during a company trip.
Things heated up between the two stars in season 8, after Chrishell publicly called out Nicole for spreading rumors about Emma Hernan.
The two co-stars’ feud ended explosively in season 9, when Nicole made a jab about Chrishell’s dead parents during an argument at a party. Following the comments, Nicole was reportedly fired by Jason & Brett from The Oppenheim Group.
Chrisell vs. Emma
Chrishell and Emma are two best friends who have been tight on Selling Sunset. However, things have been frosty between the two stars, with the drama playing out mostly off-air.
Their feud began in season 8, when Chrishell publicly said she did not like Blake Davis, the man Emma was dating.
Chrishell confirmed that the two former friends were no longer close via a reply to a comment on her Instagram post.

She claimed the reason for the feud was Emma’s “Maga bf,” who had reportedly told her (Chrishell) that pronouns were dumb and he liked using the N word.
Bre vs Chrishell and Chelsea
Chrishell has been at the center of several feuds in Selling Sunset season 9. She is also feuding with Bre Tiesi, whom she accused of selling MAGA accessories and using a disparaging comment for trans people.
Bre is also feuding with Chelsea, with the two stars of the show having been at odds since season 6.
Bree, on her part, has been open about being friends with everyone on the show, except for Chrishell and Chelsea.
The feud between the three stars became apparent during the Selling Sunset season 9 premiere party, which Bree organized and invited everyone except for Chelsea and Chriselle.
New tensions and rivalries
The drama on Selling Sunset is not just limited to old cast members; the introduction of new faces has led to new tensions and shifting rivalries amongst The Oppenheim Group agents.
One of the new dramas revolves around newcomer Sandra Vergara and OG cast member Chriselle.
In one episode, Chrishell claimed that her assistant had once accused Sandra of keying her car. Sandra denied the accusations in an emotional scene.
The new rivalry between Chrishell and Sandra has only escalated the office friction at The Oppenheim Group. Apparently, things are so dire that, in an interview, Mary Bonnet claimed the office has a map of who doesn’t get along with whom.
Luxury real estate listings
Selling Sunset season 9 hasn’t been just about the cast drama; the real estate agents of The Oppenheim Group have also been hard at work with several high-stakes listings.
Some of the most notable listings include:
- A 13,000-square-foot home dubbed “The USD 28 million estate” is worth $28 million.
